What is soft washing, and how is it different from high-pressure washing?+

Soft washing uses low pressure (about the same as a garden hose) plus professional cleaning chemistry to kill the algae, mildew, and organic staining at the source. High-pressure washing just blasts water at your siding or roof — it can strip paint, force water behind siding, and void shingle warranties. Soft washing is safer and lasts longer.

Is soft washing safe for my siding, paint, and landscaping?+

Yes. Our low-pressure method won't damage vinyl, LP, HardiePlank, aluminum, painted wood, or brick. We pre-wet and rinse landscaping, and we monitor plants throughout the job. That's the whole reason we soft wash instead of using damaging high-pressure blasting.

What are the black streaks on my roof?+

Those streaks are Gloeocapsa magma, a hardy algae that literally eats the limestone in asphalt shingles. It shortens roof life and looks terrible. Soft washing is the method asphalt shingle manufacturers recommend — high pressure destroys shingles and voids manufacturer warranties.

How often should a home be washed in Wisconsin?+

Most Lake Country homes benefit from a house wash every 12 to 24 months. Homes surrounded by trees, near water, or on the north-facing side of a hill often need annual service. Ask about our Guard Plan for scheduled maintenance.

How long does a house wash take?+

A typical Lake Country house wash takes 2 to 4 hours depending on square footage, stories, and level of soiling. Roof cleanings run similar. We give you a firm time window when we confirm your assessment.

Do I need to be home during the service?+

Not required. Most of our customers aren't home. We just need water access and a clear path around the property. We'll text before we arrive and again when the job is complete.

Is Grime Guard insured?+

Fully insured — general liability and workers comp. Certificates available on request before your assessment.

What does it cost?+

Service minimum is $495. Window cleaning is per-pane: $11 per pane for exterior-only or interior-only, $22 per pane inside & out, plus $5 each for screens, tracks, and sills. Siding oxidation restoration projects start at $1,500. Everything else — house washing, roof cleaning, driveway, gutters — is priced at your free assessment based on square footage, stories, and condition.

Do you clean windows too?+

Yes — often bundled with a house wash. We use a pure-water-fed pole system for spot-free glass, indoors and out. See our window cleaning page for the per-pane calculator.

Do you do holiday and Halloween decorating?+

Yes — through our sister brands. Grime Reaper Halloween Haunts installs, tears down, and stores professional Halloween displays. Glow Guard Holiday Lighting hangs custom-fit Christmas lighting, lit by Thanksgiving. One crew, every season.

Is soft washing safe for pets?+

Yes. Our cleaning solutions are diluted and rinsed thoroughly, and we keep pets inside during application and rinse. Once surfaces are dry, your yard is safe for dogs and cats again — usually within an hour.

What happens if it rains?+

Light rain doesn't affect results — our chemistry bonds and works before a rinse. Heavy storms or high winds mean we'll reschedule to the next clear day at no charge. We watch the forecast and text you the night before.

What payment methods do you accept?+

Check, cash, and all major credit cards (Visa, Mastercard, Amex, Discover). Payment is due on completion after your walk-through. Guard Plan members can set up automatic billing at their preferred cadence.
